Transfer of Equity
There are two ways someone can transfer a property out of their name and into someone else’s name: a transfer of equity or a conventional sale.

Unregistered Property
What is an unregistered property?
An unregistered property is owned, but hasn’t been registered with the Land Registry, meaning that the property’s details, documentation and ownership status can only be found in the Title Deeds. There are a few difficulties that may occur when you are looking to buy or sell an unregistered property, such as:
- Finding who the legal owners are without a central record of the ownership to search for in the Land Registry
- Proving who the legal owners are without a central record of the ownership to search for in the Land Registry
If you were looking to sell an unregistered property, the physical title deeds would need to be available to be passed on to the buyer’s conveyancer following the sale. With this transfer completed, the buyer would then be able to apply for the property to be registered. As the seller, you would also have to provide evidence of title to the buyer (via your conveyancer) by presenting documents proving physical ownership from the last 15 years up until the present day.
